The scheme will provide a total of 491 residential apartments across four buildings ranging from 8 to 12 storeys. A mix of 1, 2 and 3 bed apartments will be provided in addition to 670 sqm of commercial floorspace, amenity space and car parking.
As well as providing general planning and heritage advice on the project, the Practice prepared a Planning Statement, Affordable Housing Statement, and Heritage Statement in support of the application. The Heritage Statement considered the potential impact of the proposals on the setting of nearby listed buildings and Wilburn Basin itself, which was constructed in 1864 as a mooring point for boats transporting goods in and out of Manchester and Salford.
Despite the scale of the proposals and the site’s industrial past, Paul Butler Associates Ltd successfully screened the proposals, which confirmed that the undertaking of an Environmental Impact Assessment would not be required.
The scheme is scheduled for completion during 2016.
