499 Chester Road, Trafford

Public Consultation

On behalf of Beech Holdings, redevelopment proposals for the site at land at 499 Chester Road, Trafford were presented at a public consultation event held at the West Point building on 27th August 2024. Over 700 local residents and businesses were invited to the event.

For those who were unable to attend the event, the proposals are also being displayed via this online exhibition from 28th August to 20th September 2024.

The proposals involve the demolition of the vacant multi-storey car park and former petrol station, and redevelopment of the site with a residential scheme. There will also be associated amenity space, landscaping and car parking.

The proposed scheme will enhance the townscape and surrounding context of the area. The high-quality designed scheme will have a positive impact on the character and appearance of the Empress Conservation Area and the setting of the nearby Grade II listed Duckworth’s Essence Distillery Building.

The provision of a mix of dwellings (including townhouses and apartments) will meet an identified need for accommodation within the Old Trafford area. The development will also deliver high quality amenities for future residents of the scheme, including a gym, lounge area, a landscaped courtyard and 2 roof-top terrace areas.

The existing site is hard landscaped. The provision of a large courtyard and landscaped areas to the perimeter of the site will allow for significant levels of soft landscaping and tree planting. This soft landscaping will provide well-being benefits for future residents of the scheme, will soften the built form on the site by providing a green edge to the surrounding streets, and will enhance biodiversity.

After the consultation has ended, all comments will be taken into consideration which will enable progression of the scheme into its final design stage. Paul Butler Associates will then be submitting a planning application to Trafford Council.
